Real estate law, like many areas of the law, demands a high level of creativity and painstaking attention to detail, particularly when the development or transaction is complex, with multiple owners, sources of financing, variances, licenses, permits, contractors and leaseholders, and multiple opportunities for delay and dispute. Further, in real estate law, as in many areas of the law, the greater the effort in the early stages of the project or transaction, the better the chances for success in the end. We are brought in on real estate projects and transactions at various stages. Generally, we are brought in early, which gives us the opportunity to lay a good legal foundation for the project or transaction, help clients anticipate and address potential trouble spots, and streamline the entire process, in terms of the handling of legal issues and requirements. Sometimes we're brought in midstream to help clients get a project or transaction back on track, as well as later, to help clients re-engineer a project that has been delayed or derailed.

Through our Real Estate Group, we help clients plan, acquire, develop, finance, lease and sell commercial, industrial and residential real estate. We also help clients resolve environmental issues that affect real estate transactions, often in conjunction with attorneys in our Environmental & Toxic Exposure Group. We work with owners, developers, lenders, contractors and tenants in both the private and public sectors and, in fact, have been active in infrastructure development and urban redevelopment for private clients and public entities throughout the state. We represent a variety of local, regional and national institutions in the negotiation, documentation and closing of loan transactions that are real estate-based, in Indiana and in more than 20 other states throughout the country. Our experience includes acting as lead counsel for the City of Indianapolis in negotiations for the original project agreement, lease agreement, and other ancillary agreements for the Circle Centre Mall, as well as later acting as co-lead counsel for this mixed-use urban development project. We have been fortunate to represent the Arts Council of Indianapolis in the planning, development and operation of a downtown landmark - the Indianapolis Artsgarden. We have also assisted with other major real estate-based economic development projects for the City, including the United Airlines Maintenance Facility and the Union Station Redevelopment project, as well as with similar significant real estate transactions and development projects for private clients, municipalities and public and private partnerships.
